Welcome to our lovely on the bay house with beautiful water views! Featuring 4 bedrooms, 2 full bathrooms, and 2 half-baths. Get ready to feel at home in a comfortable setting with many wonderful amenities to offer. Right at the water's edge! The cozy bedrooms, dining area, galley kitchen, and living room all have water views of the Bay. FIRST FLOOR: Half Bath, Kitchen, Dining Area, Living Room and Laundry Room. Main Deck and Dock Access. SECOND FLOOR: Bedroom 1 - 1 King Sized bed w/ ensuite full bath, upper deck access Bedroom 2 - 1 Queen Sized bed, upper deck access 1 Full Bathroom in Hallway THIRD FLOOR: Bedroom 3 and 4 - Each has 1 Queen Bed and an adjoining half bath ADDITIONAL SLEEPING: A Queen air mattress is provided for additional sleeping. AMENITIES: -There are smart TVs in the living room and each bedroom (no cable, just streaming apps). -There is a BBQ grill available for use. -You can watch your favorite show outside the patio from our outdoor TV. -Whether indoors or outdoors, all the spaces of this property are wonderful to enjoy with family or friends to create many memories! DOCK: -The large dock is deepwater.....bring your boat! -PLEASE BE ADVISED THAT ANY USE OF THE DOCK IS IT AT YOUR OWN RISK. -If you would like to bring your boat, we are happy to accommodate but we do request a waiver to be signed. LOCATION: -It is located in the heart of Ventnor City within walking distance from the beach and boardwalk. -A short drive to the Atlantic City Boardwalk, The Casinos, The Walk at Tanger Outlets, Steel Pier Amusement Pier and much more. -Perfect for a big family or groups of friends coming on a retreat. -A large pavilion and picnic area are also adjacent to the property. ENVIRONMENTAL NOTES: -Proximity to the bay may lead to coastal flooding; the street and other roadways may become inaccessible. We will provide guidance and recommend parking if needed. SMOKING/PETS: -There is NO SMOKING OR PETS permitted in this property. -If you smoke outdoors, please be respectful and dispose of any cigarettes properly. Thank you for your interest in our property! This Property is Cohosted and Managed by Cozy Cohost LLC and they are available for guest services. We take pride in our properties, and we want to ensure all our guests have the best stay possible. Most of our guests have been amazing and we have greatly enjoyed hosting them! However, some uncooperative guests have caused us to adjust our house rules We appreciate your cooperation as a guest and ask that you please adhere to our house rules. Thank you! – Cozy Cohost LLC MUST BE OVER 21 TO BOOK. - The person booking and checking in must be 21 or older and must be present the entire duration of the stay. NO PARTIES! THIS IS NOT A PARTY HOUSE. No loud music after 10PM. Please monitor noise levels during the night. Keep noise and volume down between the quiet hours of 10PM-8AM. By reserving this property, you are agreeing to these rules, you are agreeing to follow the city noise ordinance. No more than the number of people booked in the reservation are allowed on the premises at any time, unless approved by the host. Additional unreported guests will result in a fee of $200 per person. We require you to have each guest accounted for through the platform that will be in the property prior to check in. All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. This must be done before check-in and paid for at that time. Any visitors must be accounted for and approved. Please note, if you change a reservation date or quantity of persons there may be additional fees or a difference in rates/price. We ask that you please be respectful of the check-out time, as we must give our cleaners ample time to prepare the home for all our guests. Unauthorized late check-outs can result in additional fees. In the event you arrive at the property and there are any damages, please report immediately so there is no confusion on you being responsible for it. Please note, our properties are very busy with guests consistently. There may be signs of basic wear and tear. Being it is a home, guests may damage the belongings, appliances or other items within the property. But we always do our best to rectify any issues or make the owners of the homes aware. We cannot fix something if we do not know about it. There is no smoking or drugs permitted in this property. Please smoke outside if needed and dispose of your cigarettes afterward. There is no smoking inside the house. If it is detected there will be a $250.00 fee. Please take the garbage out to prevent critters or pests. Please no glitter, confetti, or taping things to the walls. No Candles, wax or open flames. Do not flush anything other than toilet paper down the toilet. Please always make sure the doors and windows are locked, especially upon leaving. We do not supply laundry detergent. Our properties have basic cookware and kitchenware. We do not supply spices or oils although some may be left from other guests. Be Clean: We are so thrilled to have guests in our Property! We please ask that you be respectful and keep it tidy. Additional cleaning fees may apply for damaged, soiled, and stained items. We provide basic essential amenities in the property for your stay. Once the quantity of items provided runs out, please note that you will have to purchase your own goods as needed. We provide 1 bath towel per guest. If you would like to request extras, please contact us in advance from you check in date. All items in the property belong to the owner and will be inventoried upon check out, including sheets, towels, and other linens. Please be respectful of bed sheets, towels, and additional linens. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Any items found missing or damaged will be charged to the guest. We provide these items for the comfortability of your stay, but if you take them with you or they are unusable after they are cleaned, please note you will be charged. We are not responsible for any loss of items or valuables during your stay or items left behind. Please thoroughly check the property to ensure you have all your personal belongings before check out. If you contact us immediately following your departure and the item is found, we will work with you to return it. There will be a $25.00 handling fee plus the cost of shipping if necessary. If the item is not claimed within 5 days of your stay, it will be donated at management's discretion. Any violation of our House Rules is subject to non-entry/removal from property/no refund or additional fees for any damages. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. ACCESS & ENTRY: -Guests will have full access to the home, decks and driveway. -This property does have exterior stairs to enter into the front door, off the back deck and to the dock. There are interior stairs to the 2nd and 3rd floor bedrooms and bathrooms. -Please be respectful to the neighbors and the surrounding homes and businesses. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding! KEYLESS ENTRY: -There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip. PARKING: -Guests may use the driveway that can fit 1 vehicle. -Additional vehicles may park directly in front of the home, or where available. -Two parking passes for the street will be provided. -$100 fee for passes not returned upon departure. -We strive to provide parking permits for our guests' convenience; however, please note that availability is limited. The city issues a set number of permits and unfortunately does not replace lost or unreturned ones. While we do our best to ensure permits are available for your stay, there may be rare instances when a previous guest has misplaced one. We sincerely apologize if this occurs and appreciate your understanding. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. -Please be respectful of the neighbors and their properties when parking. BEACH TAGS: -10 Beach Tags will be provided. -If beach tags are missing, there will be a $50 replacement fee. MAIL: -Please do not ship items to the property. -If there is something of priority that you need shipped please reach out to us directly for alternative options. -We are not responsible for any items shipped to the property.
