SLEEPING ARRANGEMENTS: The ground level of the home has 3 bedrooms and 2 full bathrooms. BEDROOM 1 - 1 Queen Sized bed w/ ensuite full bath BEDROOM 2- 1 Full Sized bed w/ a Full Sized trundle bed BEDROOM 3- 1 Full Sized bed EXTERIOR: -There is a shared yard with furniture, a grill and a fire pit. -Shared with the upstairs unit. -Please note that guests must provide their own firewood for the fire pit and propane for the grill. AMENITIES: The home is also equipped with Wifi, a coffee maker, an iron and ironing board, a hair dryer, washer and dryers in each unit and much more! Beach tags will be provided. PETS: -We will consider 1 pet but they must be pre-approved, meet our insurance guidelines, and there is an additional fee of $100 per stay. -Weight restriction of 35 pounds -Not all breeds may be permitted. -All pets must be fully housebroken and well behaved. -You are fully responsible for damages, stains, and abiding by our pet rules. PET RULES: Please review the following guidelines when staying with your fur baby! -Pet must be fully vaccinated -Guests agree to never leave their pet unattended for a long period of time and always keep their pet under control. When not with the pet, the pet must be caged or contained. -Guests agree to promptly report any damage caused by pet(s). -Guests agree to pay any costs for damage done by pet(s) that exceeds the policy limit or is not covered under the damage insurance policy. -If damages are not reported but are found by owners/agent, it will be documented, and necessary replacement or repair costs will be reported to Airbnb. -Guests agree that their pet is housebroken. -Guests agree to adhere to local ordinances, leash laws and licensing requirements. -Guests agree to clean up after their pet(s) & dispose of their pet(s’) waste promptly. -Guests agree to keep pet(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. We take pride in our properties, and we want to ensure all our guests have the best stay possible. We appreciate your cooperation as a guest and ask that you please adhere to our house rules. Thank you! – Cozy Cohost LLC MUST BE OVER 21 TO BOOK. - The person booking and checking in must be 21 or older and must be present the entire duration of the stay. We ask that you please be respectful of this home and be courteous to the neighbors, their homes, and their privacy. NO PARTIES! THIS IS NOT A PARTY HOUSE. No loud music after 10PM. Please monitor noise levels during the night. Keep noise and volume down between the quiet hours of 10PM-7AM. Ocean City has a 10pm-7pm noise ordinance. By agreeing to these rules, you are agreeing to follow the city ordinance especially while outside of the property. No more than the number of people booked in the reservation are allowed on the premises at any time, unless approved by the host. Additional unreported guests will result in a fee of $200 per person. We require you to have each guest accounted for through the platform that will be in the property prior to check in. All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. This must be done before check-in and paid for at that time. Any visitors must be accounted for and approved. Please note, if you change a reservation date or quantity of persons there may be additional fees or a difference in rates/price. We ask that you please be respectful of the check-out time, as we must give our cleaners ample time to prepare the home for all our guests. Unauthorized late check-outs can result in additional fees. In the event you arrive at the property and there are any damages, please report immediately so there is no confusion on you being responsible for it. Please note, our properties are very busy with guests consistently. There may be signs of basic wear and tear. Being it is a home, guests may damage the belongings, appliances or other items within the property. But we always do our best to rectify any issues or make the owners of the homes aware. We cannot fix something if we do not know about it. There is no smoking or drugs permitted in this property. Please smoke outside if needed and dispose of your cigarettes afterward. There is no smoking inside the house. If it is detected there will be a $250.00 fee. Please take the garbage out to prevent critters or pests. Please no glitter, confetti, or taping things to the walls. No Candles, wax or open flames. Do not flush anything other than toilet paper down the toilet. Please always make sure the doors and windows are locked, especially upon leaving. We do not supply laundry detergent. Be Clean: We are so thrilled to have guests in our Property! We please ask that you be respectful and keep it tidy. Additional cleaning fees may apply for damaged, soiled, and stained items. We provide basic essential amenities in the property for your stay. Once the quantity of items provided runs out, please note that you will have to purchase your own goods as needed. We provide 1 bath towel per guest. If you would like to request extras, please contact us in advance from you check in date. All items in the property belong to the owner and will be inventoried upon check out, including sheets, towels, and other linens. Please be respectful of bed sheets, towels, and additional linens. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Any items found missing or damaged will be charged to the guest. We provide these items for the comfortability of your stay, but if you take them with you or they are unusable after they are cleaned, please note you will be charged the following rates: Bath Towel- $10.00 each Sheets- $25.00 each Comforter/Quilts- $50.00 each Pillow- $10.00 each Pillow Cover- $5.00 each Throw Blanket- $20.00 each We are not responsible for any loss of items or valuables during your stay or items left behind. Please thoroughly check the property to ensure you have all your personal belongings before check out. If you contact us immediately following your departure and the item is found, we will work with you to return it. There will be a $50.00 handling fee plus the cost of shipping if necessary. If the item is not claimed within 5 days of your stay, it will be donated at management's discretion. Any violation of our House Rules is subject to non-entry/removal from property/no refund or additional fees for any damages. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. ACCESS & ENTRY: -Guests will have access the entire ground level unit, and the shared yard. -There is another separate unit upstairs, so please be respectful and considerate of other guests staying within the upstairs unit. -There are not shared interior spaces or access from each unit. -Each unit has it's own private entrance. -We ask that you please respect the home and the neighbors. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding! KEYLESS ENTRY: -There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip. PARKING: -There is no driveway or off street parking. -Guests may park on the block in front of the home where there is metered parking available. -There is one parking permit provided for the municipal parking lot across the street at the bus station that is applicable through October 31. -You may display in your dashboard and please be sure to return the permit upon your departure. -There will be a $125 fee if the pass is not returned. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. -We are not responsible for guest's vehicles. BEACH TAGS: -Beach tags will be provided. -Please return all tags before your departure. -There will be a $40 fee per lost or missing tag. MAIL: -Do not send packages to the property via mail as we do not have access to the locked street mailboxes for the property. -If there is something of priority that you need shipped please reach out to us directly for alternative options. -We are not responsible for any items shipped to the property.
