FRONT DECK: -There is a deck with 2 chairs to relax outdoors and enjoy a cup of coffee or a cocktail. UPON ENTERING: -There is a vestibule area with a bench, perfect for kicking off your shoes. DINING AREA/KITCHEN: -With a table to seat 8 and a large open concept kitchen stocked with new appliances and many amenities for your cooking pleasure. -There are also additional bar stool seating along the counter top in the kitchen. -Off of the kitchen is a half bathroom, and the door to the backyard. LIVING ROOM: -Off of the dining area is a roomy living room with a comfortable couch and a large Smart TV (no cable, just streaming apps). SLEEPING ARRANGEMENTS: -The staircase to the second floor leads to 3 bedrooms and 2 full bathrooms. - BEDROOM 1- Queen sized Bed, with ensuite full bathroom - BEDROOM 2- Queen Sized Bed with smart TV - BEDROOM 3- Queen Sized Bed -There are also 2 air mattresses provided for additional sleeping arrangements if needed. Thank you for your interest in our property! We would be delighted to host you! We have had the pleasure of having so many amazing guests and we have greatly enjoyed hosting them! However, some uncooperative guests have caused us to adjust our house rules. We take pride in our properties, and we want to ensure all our guests have the best stay possible. We appreciate your cooperation as a guest and ask that you please adhere to our house rules. Thank you! – Cozy Cohost LLC MUST BE OVER 21 TO BOOK. - The person booking and checking in must be 21 or older and must be present the entire duration of the stay. We ask that you please respect our neighbors and respect this home. Please be respectful and courteous to the neighbors, their homes, and their privacy. NO PARTIES! THIS IS NOT A PARTY HOUSE. Parties will not be tolerated. No loud music after 10PM. Please monitor noise levels during the night. Keep noise and volume down between the quiet hours of 10PM-7AM. Atlantic city has a 10pm noise ordinance. By agreeing to these rules, you are agreeing to follow the city ordinance especially while outside of the property. No more than the number of people booked in the reservation are allowed on the premises at any time, unless approved by the host. Additional unreported guests will result in a fee of $200 per person. We require you list each guest through the platform that will be staying prior to check in. All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. This must be done before check-in and paid for at that time. We ask that you please be respectful of the check-out time, as we must give our cleaners ample time to prepare the home for all our guests. Unauthorized late check-outs can result in additional fees. In the event you arrive at the property and there are any damages, please report immediately so there is no confusion on you being responsible for it. Please note, our properties are very busy with guests consistently. There may be signs of basic wear and tear. Being it is a home, guests may damage the belongings, appliances or other items within the property. But we always do our best to rectify any issues or make the owners of the homes aware. We cannot fix something if we do not know about it. There is no smoking or drugs permitted in this property. Please smoke outside if needed and dispose of your cigarettes afterward. There is no smoking inside the house. If it is detected there will be a $250.00 fee. Please take the garbage out to prevent critters or pests. Please no glitter, confetti, or taping things to the walls. No Candles, wax or open flames. Do not flush anything other than toilet paper down the toilet. Please always make sure the doors and windows are locked, especially upon leaving. We do not supply laundry detergent. Be Clean: We are so thrilled to have guests in our Property! We please ask that you be respectful and keep it tidy. Additional cleaning fees may apply for damaged, soiled, and stained items. We provide basic essential amenities in the property for your stay. Once the quantity of items provided runs out, please note that you will have to purchase your own goods as needed. We provide 1 bath towel per guest. If you would like to request extras, please contact us in advance from you check in date. All items in the property belong to the owner and will be inventoried upon check out, including sheets, towels, and other linens. Please be respectful of bed sheets, towels, and additional linens. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Any items found missing or damaged will be charged to the guest. We provide these items for the comfortability of your stay, but if you take them with you or they are unusable after they are cleaned, please note you will be charged the following rates: Bath Towel- $10.00 each Sheets- $25.00 each Comforter/Quilts- $50.00 each Pillow- $10.00 each Pillow Cover- $5.00 each Throw Blanket- $20.00 each We are not responsible for any loss of items or valuables during your stay or items left behind. Please thoroughly check the property to ensure you have all your personal belongings before check out. If you contact us immediately following your departure and the item is found, we will work with you to return it. There will be a $25.00 handling fee plus the cost of shipping if necessary. If the item is not claimed within 5 days of your stay, it will be donated at management's discretion. Any violation of our House Rules is subject to non-entry/removal from property/no refund or additional fees for any damages. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. RESERVATION/CANCELLATION NOTES: -If your dates are booked, please ask about our other listings. -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beaches are free; no tags or passes required. Beach amenities not provided. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind. -Atlantic City is an urban environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. It is also a diverse cultural city, with a mix of people, backgrounds, and experiences that make it unique. While this is not uncommon for a city setting, we encourage guests to consider this when booking, especially if you’re seeking a quieter experience.
