THE SPACE Welcome to ShoreLine, a bright and updated 2-bedroom, 2-bathroom condo located on the 4th floor of the Brigantine Beach Club. With two community pools and a convenient pathway leading toward the beach, this comfortable coastal retreat makes it easy to enjoy everything Brigantine has to offer. LIVING AREA The comfortable living room is a great place to relax after a day at the beach or pool. There is seating and a Smart TV (no cable, only streaming), as well as a queen pull-out sleeper provides additional sleeping accommodations when needed. KITCHEN & DINING The kitchen is equipped with the essentials for your stay, whether you're preparing breakfast before heading out for the day, packing up snacks for the beach, or enjoying a relaxed meal at home. BEDROOMS & SLEEPING • BEDROOM 1: King bed, ensuite bathroom, smart TV • BEDROOM 2: Full size daybed with twin trundle + additional standard twin bed, Smart TV • LIVING ROOM: Queen pull-out sleeper BATHROOMS The condo features two full bathrooms, offering added convenience for families and groups traveling together. One bathroom is a ensuite for Bedroom 1. POOLS + BEACH ACCESS Guests have access to two community pools: one family pool and one adults-only pool. Pool bracelets are required for access and will be provided for your stay. Please keep track of all bracelets and return them to the unit after use. While we make every effort to ensure bracelets are available for every reservation, they can occasionally be lost, misplaced, or taken by a previous guest. If any are missing upon arrival, we will do our best to obtain replacements as quickly as possible; however, replacement availability and timing are managed by the building and cannot be guaranteed. A pathway to the beach is located at the back of the building between the two pool areas, providing convenient access to the sand. An outdoor shower is also available for rinsing off after the beach. BUILDING + UNIT ACCESS ShoreLine is located on the 4th floor of the building. There are two elevators for convenient access to the unit. Entry into the building is secured by a coded access system, and guests will receive the necessary access information prior to check-in. PARKING The property has a private parking lot that requires parking permits. Up to two parking permits will be provided for your stay. We make every effort to ensure permits are available for each reservation; however, because the permits remain with the property, they can occasionally be lost, misplaced, or taken by a previous guest. If this occurs, replacement permits may require additional time to obtain. Street parking is also available in the surrounding area.

The booking guest must check in and stay the entire duration. Only registered guests are allowed. Unapproved guests will incur a $200 fee per person. RESPECT FOR NEIGHBORS & NOISE No parties or events. Unauthorized gatherings will result in immediate removal without a refund. Quiet hours: 10 PM – 8 AM. No loud music after 10 PM (City noise ordinance). CHECK-OUT & CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items. SMOKING, FIRE SAFETY & PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. No hair dye. Only flush toilet paper—no wipes, paper towels, or other materials. SECURITY & RESPONSIBILITY Lock doors and windows when leaving. Missing or damaged items will be charged: Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20 We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated. AMENITIES & SUPPLIES Basic essentials are provided. Once they run out, guests must purchase additional supplies. One bath towel per guest is provided. Request extras before check-in. HONESTY & EXPECTATIONS: At "ShoreLine", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included- Please note the Wifi is provided by the building so speeds can vary -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. RESERVATION/CANCELLATION NOTES: -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation. -Cancellation policy WILL apply if reservation is cancelled. Please review before booking. -Trip Protection suggested for added coverage. -After booking, guests will receive a secure link to complete a rental agreement through our third-party guest portal. This should be completed prior to check-in to avoid delays OTHER DETAILS: We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety. -Brigantine is a barrier island; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beach amenities are not provided. In the event there are some beach items left by the owners or guests, you may use them. -Personalized house guide with local information, suggestions, and recommendations. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind. ADDITIONAL INFORMATION: -Respectful behavior requested due to close proximity of homes. -This is NOT a party house.
