Ocean winds can also blow sand through window A/C units if in use. – As with any coastal property, occasional water-adjacent pests are possible. The booking guest must check in and stay the entire duration. Only registered guests are allowed. Unapproved guests will incur a $200 fee per person. RESPECT FOR NEIGHBORS & NOISE No parties or events. Unauthorized gatherings will result in immediate removal without a refund. Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance). CHECK-OUT & CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items. SMOKING, FIRE SAFETY & PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. No hair dye. Only flush toilet paper—no wipes, paper towels, or other materials. SECURITY & RESPONSIBILITY Lock doors and windows when leaving. Missing or damaged items will be charged: Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20 We are not responsible for lost items. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. If extra blankets are needed, let us know before check-in. - This apartment is in a attached Duplex. There is another vacation rental above and others to the right side of this property. There can be potential of noises from other units that we cannot control, please take that into consideration when booking. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind. - This property is over 100 years old, and so are the floors! They are original, restored floors. They are not perfect, but they add much character to the unit. ADDITIONAL INFORMATION: -Respectful behavior requested due to close proximity of homes. -This is NOT a party house. ACCESS & ENTRY – Guests have full access to the first-floor unit and private backyard. – There are steps at both front and rear entrances. – This home is a duplex: an unrelated long-term residence is on one side, and a separate vacation rental occupies the upstairs. – Both units share the main front door, then enter through their own private interior doors. No living spaces are shared. – Some noise from the upstairs unit may be heard. If you require complete quiet, this may not be the best fit. – The front patio is shared with the upper unit and may be used between 10 AM–9 PM only. – The backyard is for Seaside Suite guests only. – A charcoal grill is available (charcoal not provided); guests must clean after use. – Please be respectful of neighbors and surrounding homes/businesses. – Check-out is at 11:00 AM sharp. Late check-outs may incur a $100/hr fee. KEYLESS ENTRY – Your unique door code will be sent approximately one hour before check-in on the day of arrival. PARKING – Street parking only; no driveway or designated spaces. – Guests must follow all city parking signage and regulations. – We are not responsible for tickets due to parking violations. MAIL & PACKAGES – Please do not ship items to the property. – If you need something important delivered, contact us for alternative options. – We are not responsible for packages mailed to the home. ENVIRONMENTAL NOTES – Located in a city setting, so typical urban noise (cars, pedestrians, etc.) may occur. – Close proximity to the beach means the block can be busy with beachgoers. – As with many shared-wall homes, occasional scents (food, smoke, etc.) from outside or neighboring units may be noticeable.
