This penthouse unit has 2 bedrooms, each with comfortable queen beds, 2 full bathrooms, a kitchen, living room, dining space, and AMAZING VIEWS from the 31st floor! BEDROOM 1- Queen bed and Smart TV BEDROOM 2- Queen bed and Smart TV Please note that the kitchen does not have an oven. AMENITIES: Enjoy direct access to the boardwalk and steps to the beach! Free parking for 1 vehicle, a seasonal rooftop pool with sundeck, year round in building fitness center, and more! (Pool is open Memorial Day to Labor Day) *Please note that we cannot control availability or working condition of the building amenities. -Wi-Fi: The unit has its own Wi-Fi. There is also Wi-Fi provided by the building itself, which at times can be spotty and is outside of our control. House Rules
Thank you for your interest in our property! We take pride in our properties, and we want to ensure all our guests have the best stay possible. We appreciate your cooperation as a guest and ask that you please adhere to our house rules. Thank you! – Cozy Cohost LLC MUST BE OVER 21 TO BOOK. The person booking and checking in must be 21 or older and must be present the entire duration of the stay. We ask that you Please be respectful and courteous to the neighbors, their homes, and their privacy. NO PARTIES! THIS IS NOT A PARTY HOUSE. Parties will not be tolerated. No loud music after 10PM. Please monitor noise levels during the night. Keep noise and volume down between the quiet hours of 10PM-7AM. Atlantic City has a 10pm noise ordinance. By agreeing to these rules, you are agreeing to follow the city ordinance especially while outside of the property. No more than the number of people booked in the reservation are allowed on the premises at any time, unless approved by the host. Additional unreported guests will result in a fee of $200 per person. We require you to have each guest accounted for through the platform that will be in the property prior to check in. All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. Please note, if you change a reservation date or quantity of persons there may be additional fees or a difference in rates/price. We ask that you please be respectful of the check-out time, as we must give our cleaners ample time to prepare the home for all our guests. Unauthorized late check-outs can result in additional fees. In the event you arrive at the property and there are any major damages, please report immediately so there is no confusion on you being responsible for it. Please note, our properties are very busy with guests consistently. There may be signs of basic wear and tear. There is no smoking or drugs permitted in this property. Please smoke outside if needed and dispose of your cigarettes afterward. There is no smoking inside the house. If it is detected there will be a $250.00 fee. Please take the garbage out to prevent critters or pests. Please no glitter, confetti, or taping things to the walls. No Candles, wax or open flames. Do not flush anything other than toilet paper down the toilet. Please always make sure the doors and windows are locked, especially upon leaving. Be Clean: We are so thrilled to have guests in this Property! We please ask that you be respectful and keep it tidy. Additional cleaning fees may apply for damaged, soiled, and stained items. We provide basic essential amenities in the property for your stay. Once the quantity of items provided runs out, please note that you will have to purchase your own goods as needed. We provide 1 bath towel per guest. If you would like to request extras, please contact us in advance from you check in date. We cannot guarantee additional towels or linens, but will try our best to accommodate. All items in the property belong to the owner and will be inventoried upon check out, including sheets, towels, and other linens. Please be respectful of bed sheets, towels, and additional linens. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Any items found missing or damaged will be charged to the guest. We provide these items for the comfortability of your stay, but if you take them with you or they are unusable after they are cleaned, please note you will be charged the following rates: Bath Towel- $10.00 each Sheets- $25.00 each Comforter/Quilts- $50.00 each Pillow- $10.00 each Pillow Cover- $5.00 each Throw Blanket- $20.00 each We are not responsible for any loss of items or valuables during your stay or items left behind. Please thoroughly check the property to ensure you have all your personal belongings before checking out. If you contact us immediately following your departure and the item is found, we will work with you to return it. There will be a $25.00 handling fee plus the cost of shipping if necessary. If the item is not claimed within 5 days of your stay, it will be donated at management's discretion. Any violation of our House Rules is subject to non-entry/removal from property/no refund or additional fees for any damages. When booking please acknowledge these rules and agreement between the guest(s) and property proprietor.

HONESTY & EXPECTATIONS: At "Modern Penthouse", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. OTHER DETAILS: -Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beaches are free; no tags or passes required. Beach amenities not provided. -We utilize duvets or quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know in advance before check-in. We cannot guarantee availability but will try our best to accommodate. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. Noise can also be a possibility from other units or hallways. If this is a major concern for you, please keep this in mind. ACCESS & ENTRY: VERY IMPORTANT TO READ IN FULL BEFORE BOOKING ENTRY: -PLEASE NOTE that you will need to pick up the key card from a lockbox located directly across the street from the unit's building at Cardinal Restaurant and Bar. Upon check in, you will receive more details as well as a "check-in special" for drinks & dinner at Cardinal. -The key will need to be returned to the lockbox upon check out. There will be a $100 fee for any key cards not returned upon departure. -Please note that check-out time is promptly by 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding! PARKING: -Guests will need to visit the lobby and pick up a parking pass from security for access to the building parking garage. You may pull up to the front entrance and see security prior to going to the parking garage. -Security must confirm guests reservation information before issuing a parking pass. -Guests are responsible for city street parking compliance if parking on the street. Please read & follow signage to avoid parking tickets. -We are not responsible for parking tickets due to negligence. ACCESS -Guests have access to the entire condo. -You will have access to the building gym, pool, and spa. Send us a message for information regarding the spa, as our guests get discounted rates on facials & massages. (The pool is open seasonally between Memorial Day and Labor Day) -Please note that due to building rules and regulations, the balcony is not accessible. -We are not responsible for the availability or working condition of the building amenities. -Please be respectful to the neighbors and the surrounding units in the building. MAIL: -Do not send packages to the property via mail as we do not have access to the mail room for the building. -We are not responsible for any items shipped to the property. ADDITIONAL NOTES: -Please be aware that we do not provide daily housekeeping service at the condo. -Pool Info: The pool is *normally* open from Memorial Day through Labor Day. - Guests are not permitted to bring bicycles into the building. -This unit does not have a washer and dryer. There is a shared laundry facility on several floors within the building that guests may pay to use. Landry detergent is not provided. -Ice machines are available on several floors as well. ENVIRONMENTAL NOTES: -Property is located in a city environment; potential for noise from cars or foot traffic. SECURITY: -The Atlantic Palace building has their own door and building security.
