****IMPORTANT GUEST NOTICE – STAFFORD TOWNSHIP REQUIREMENT All guests booking this property are required by Stafford Township to complete, notarize and sign a Tenant Certification form prior to check-in. This is a mandatory requirement for all short-term / seasonal rental properties in the township. The required form will be sent after booking and must be completed before arrival.**** Enjoy a comfortable and stylish stay in Beach Haven West, perfectly located to experience everything Manahawkin and Long Beach Island have to offer. LIVING ROOM: Bright and inviting with beautiful water views, this cozy living room is the perfect place to unwind. Enjoy the modern gas fireplace, plush seating, and large Smart TV, all surrounded by natural light and relaxing coastal charm. KITCHEN: Bright and functional, this fully stocked kitchen features modern appliances, amenities, and a cozy breakfast bar with seating for two. Perfect for preparing meals during your stay. SLEEPING ARRANGEMENTS: BEDROOM 1- 1 King Sized Bed & Smart TV (2nd floor) BEDROOM 2- 1 Twin Sized Bunk Bed- Perfect children's room! (2nd floor) BEDROOM 3- 2 Twin Sized Beds (1st Floor) BEDROOM 4- 1 Queen Sized Bed (1st Floor) OUTDOOR SPACES/POOL USAGE: -Back yard patio with seating and a private in-ground pool. -The In-ground pool is open from Memorial Day to Labor Day. -Children must be monitored at all times. -There is no smoking permitted on the patio or around the pool. -Usage of the pool is at the guests own risk. -Weekly pool maintenance will be every Friday beginning June 5th - Please note, there is a detached garage adjacent to the driveway/pool. There is no access to this garage space. It will remain locked during all stays. HOT TUB: -There is a hot tub in the backyard that guests may use. -Please be respectful when using the hot tub: Please ensure there are no lotions, sun sprays, oils, food or beverages in the hot tub during usage. This may result in additional cleaning fees if these products are discovered. -Weekly Hot tub maintenance will take place every Monday (unless it is a Holiday, then it will occur on Tuesday) DOCK: -The large dock is deepwater, feel free bring your boat! -If you would like to bring your boat, we are happy to accommodate but we do require a waiver to be signed. -PLEASE BE ADVISED THAT ANY USE OF THE DOCK IS IT AT YOUR OWN RISK. GRILL: -There is a gas grill for guests to use for their stay -Guests must provide their own propane -Please note: If the grill is used during your stay, guests are expected to clean it prior to departure and leave it in the same condition it was found. Additional cleaning charges may apply if excessive grill cleaning is required after checkout. AMENITIES: -All TV's are smart TV's (no cable, only streaming apps). -The house has central forced air for heating and cooling. -The home is also equipped with Wifi, coffee maker, hair dryer, a grill, and much more! -There is driveway parking! -Private pool with deck that has seating, lounge chairs and a grill. This is a pet-friendly home that welcomes guests with pets. While our professional cleaning team takes great care to prepare the space, some signs of pets may still be present, such as light odors, minor wear and tear, or occasional pet hair. If you have pet allergies, please note that this may not be the best fit for you. We appreciate your understanding and strive to maintain a clean and comfortable environment for all guests. PETS: -We will consider 1 pet but they must be pre-approved, meet our insurance guidelines, and there is an additional fee of $50. -Not all breeds or weights may be permitted. -All pets must be fully housebroken and well behaved. -You are fully responsible for damages, stains, and abiding by our pet rules. -Please reach out regarding your furry family member --Please reach out regarding your furry family member. All dogs must be disclosed and approved before your reservation is confirmed. Unauthorized pets or unapproved breeds are not permitted and may result in cancellation of the reservation or additional fees. When not with the pet, the pet must be caged or contained. -Guests agree to promptly report any damage caused by pet(s). -Guests agree to pay any costs for damage done by pet(s) that exceeds the policy limit or is not covered under the damage insurance policy. -If damages are not reported but are found by owners/agent, it will be documented, and necessary replacement or repair costs will be reported to Airbnb. -Guests agree that their pet is housebroken. -Guests agree to adhere to local ordinances, leash laws and licensing requirements. -Guests agree to clean up after their pet(s) & dispose of their pet(s’) waste promptly. -Guests agree to keep pet(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. The booking guest must check in and stay the entire duration. Only registered guests are allowed. Unapproved guests will incur a $200 fee per person. RESPECT FOR NEIGHBORS & NOISE No parties or events. Unauthorized gatherings will result in immediate removal without a refund. Quiet hours: 10 PM – 8 AM. No loud music after 10 PM (Brigantine noise ordinance). CHECK-OUT & CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items. SMOKING, FIRE SAFETY & PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. No hair dye. Only flush toilet paper—no wipes, paper towels, or other materials. SECURITY & RESPONSIBILITY Lock doors and windows when leaving. Missing or damaged items will be charged: Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20 We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated. AMENITIES & SUPPLIES Basic essentials are provided. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.
