Sleeps 4. -Bedroom 2: King bed, Twin bed, large walk in closet, 1 rollaway memory foam bed (in closet). Sleeps 4. -Bedroom 3- two Queen beds, floor to ceiling mirrors. Sleeps 4. -Bathroom 1- double vanity, tub/shower combo. -Bathroom 2- shower stall, laundry, private toilet. -Garage for storage with a couple bikes and beach chairs (guests are still encouraged to bring their own). SECOND FLOOR: -Open concept living/dining/kitchen. -Bathroom 3- Half bathroom/powder room off of entertaining space. -Bar with wine fridge and ice maker (so helpful when you have a large group). -Wrap around balcony with ample seating and amazing views. Grill for your use (guests are responsible for their own propane and for cleaning the grill following their usage. Failure can result in an additional grill cleaning fee). -Bedroom 4- Suite w/ bathroom. Sleeps 3. -Large walk in shower with rain shower head, double vanity, large 2 person jacuzzi tub with water views. -Large laundry room with washer, dryer, iron. FOURTH FLOOR: -1000 sq ft roof top with unparalleled views of the ocean, inlet, Brigantine bridge and the city's ONLY crow's nest with incredible 360 degree views. WEDDINGS/EVENTS: -This is the perfect home for family reunions, small weddings, bachelorettes, or just a relaxing weekend away. -If you are interested in weddings or events but our calendar isn't open that far in advance, we can open it up for you. -Additional fees apply to weddings and events along with a separate contract. -No more than 20 guests without prior approval in writing. However, some uncooperative guests have caused us to adjust our house rules. We take pride in our properties, and we want to ensure all our guests have the best stay possible. We ask that you please respect our neighbors and respect this home. Please be respectful and courteous to the neighbors, their homes, and their privacy. NO PARTIES! THIS IS NOT A PARTY HOUSE. Parties will not be tolerated. (Parties are considered groups outside of the approved guests in the booking) No loud music after 10PM. Please monitor noise levels during the night. Keep noise and volume down between the quiet hours of 10PM-7AM. Atlantic city has a 10pm noise ordinance. By agreeing to these rules, you are agreeing to follow the city ordinance especially while outside of the property. No more than the number of people booked in the reservation are allowed on the premises at any time, unless approved by the host. Additional unreported guests will result in a fee of $200 per person. We require you to have each guest accounted for through the platform that will be in the property prior to check in. All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. This must be done before check-in and paid for at that time. Any visitors must be accounted for and approved. Please note, if you change a reservation date or quantity of persons there may be additional fees or a difference in rates/price. We ask that you please be respectful of the check-out time, as we must give our cleaners ample time to prepare the home for all our guests. Unauthorized late check-outs can result in additional fees. In the event you arrive at the property and there are any major damages, please report immediately so there is no confusion on you being responsible for it. Please note, our properties are very busy with guests consistently. There may be signs of basic wear and tear. Being it is a home, guests may damage the belongings, appliances, or other items within the property but we always do our best to rectify any issues or make the owners of the homes aware. We cannot fix something if we do not know about it. There is no smoking, Vaping or drugs permitted in this property. Please smoke outside if needed and dispose of your cigarettes afterward. There is no smoking inside the house. If it is detected there will be a $500.00 fee. Please take the garbage out to prevent critters or pests. Please no glitter, confetti, or taping things to the walls. No Candles, wax or open flames. Do not flush anything other than toilet paper down the toilet. Please leave sandy shoes outside Please always make sure the doors and windows are locked, especially upon leaving. We do not supply laundry detergent or charcoal for the grill. Guest must supply their own supplies for use. Our properties have basic cookware and kitchenware. We do not supply spices or oils although some may be left from other guests. Be Clean: We are so thrilled to have guests in this property! We please ask that you be respectful and keep it tidy. Additional cleaning fees may apply for damaged, soiled, and stained items. We provide basic essential amenities in the property for your stay. Once the quantity of items provided runs out, please note that you will have to purchase your own goods as needed. We provide 1 bath towel per guest. If you would like to request extras, please contact us in advance from you check in date. All furnishings and décor must be left in location and condition you found them. All items in the property belong to the owner and will be inventoried upon check out, including sheets, towels, and other linens. Please be respectful of bed sheets, towels, and additional linens. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Any items found missing or damaged will be charged to the guest. We provide these items for the comfortability of your stay, but if you take them with you or they are unusable after they are cleaned, please note you will be charged the following rates: Bath Towel- $10.00 each Sheets- $25.00 each Comforter/Quilts- $50.00 each Pillow- $10.00 each Pillow Cover- $5.00 each Throw Blanket- $20.00 each We are not responsible for any loss of items or valuables during your stay or items left behind. If the item is not claimed within 5 days of your stay, it will be donated at management's discretion. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. If extra blankets are needed, let us know before check-in. -Atlantic City is an urban environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. It is also a diverse cultural city, with a mix of people, backgrounds, and experiences that make it unique.
