MAIN LEVEL- LIVING ROOM: The living room offers a comfortable gathering space with beautiful bay views and plenty of natural light. Whether you're unwinding after a day on the water, enjoying a movie night, or simply relaxing with family and friends, the inviting atmosphere and waterfront backdrop make it the perfect place to come together. KITCHEN: -A welcoming space designed for sharing meals and making memories -Fully equipped kitchen with everything needed to prepare meals during your stay -Dining table with seating for 8 guests -Kitchen island with seating for 2 guests -Ample counter space for cooking, serving, and gathering -Well-stocked with cookware, dishes, glassware, and essential kitchen tools -Keurig coffee maker, toaster, and other everyday conveniences included DEN: -Cozy seating space perfect off of the living room for relaxing or unwinding. There is a couch with a pull out bed and a TV. BATHROOMS: -The main level has 1 full bath and 1 half bath. SECOND LEVEL- Includes a small second living room space, a wet bar with a drip coffee maker, mini fridge and microwave & a balcony with stunning water views. All bedrooms on are on the 2nd level. SLEEPING ARRANGEMENTS: BEDROOM 1- Queen bed, Smart TV, Jack and Jill bath BEDROOM 2- 2 Twin beds, Jack and Jill bath, Smart TV BEDROOM 3- Queen bed, Smart TV BEDROOM 4- Queen bed, Smart TV ADDITIONAL- There is a Queen pull out couch in the den on the main level and a Full pull out couch in the 2nd level living room BATHROOMS: -The second level has 2 full baths (1 bathroom is a Jack and Jill adjoining 2 of the rooms). ELEVATOR: An elevator is available for guest convenience and access to the main living and bedroom levels. ***Please note: The top-floor owner's suite, basement and garages are not included in the rental and will remain locked and inaccessible to guests throughout their stay. OUTDOOR SPACES: -Enjoy the bay front outdoor living areas, including private dock access, BBQ grill, outdoor dining area, and comfortable seating throughout the patio and deck spaces. -An outdoor shower is available for rinsing off after a day on the water or at the beach. -Guests are responsible for providing their own propane --Please note: If the grill is used during your stay, guests are expected to clean it prior to departure and leave it in the same condition it was found. Additional cleaning charges may apply if excessive grill cleaning is required after checkout. -Please be respectful of neighboring properties and observe quiet hours. POOL USAGE: -The private plunge pool is available seasonally from Memorial Day through Labor Day. -Children must be supervised at all times in and around the pool area. There is no pool fence or pool gate. -No smoking is permitted in or around the pool area. -Use of the pool is at the guest's own risk. -Weekly pool maintenance may occur during your stay and access may be temporarily restricted while service is being performed. DOCK USAGE: -Private dock access is available for guest use. -Children must be supervised at all times while on or near the dock and waterfront areas. -Swimming, diving, and jumping from the dock are strictly prohibited. -Guests are responsible for securing any personal watercraft or equipment. -Dock surfaces may become slippery when wet; please use caution at all times. -Use of the dock and waterfront areas is at the guest's own risk. -Guests assume all responsibility for activities conducted on or around the dock and waterfront. We take pride in offering a comfortable and enjoyable stay. Please review and follow our house rules to ensure a great experience. – Cozy Cohost LLC HOUSE RULES BOOKING & GUESTS Must be 21+ to book. The booking guest must check in and stay the entire duration. Only registered guests are allowed. Unapproved guests will incur a $200 fee per person. RESPECT FOR NEIGHBORS & NOISE No parties or events. Unauthorized gatherings will result in immediate removal without a refund. Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance). CHECK-OUT & CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items. SMOKING, FIRE SAFETY & PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. No hair dye. Only flush toilet paper—no wipes, paper towels, or other materials. SECURITY & RESPONSIBILITY Lock doors and windows when leaving. Missing or damaged items will be charged: Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20 We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated. AMENITIES & SUPPLIES Basic essentials are provided. Once they run out, guests must purchase additional supplies. One bath towel per guest is provided. Request extras before check-in. HONESTY & EXPECTATIONS: At "Captain Jack's", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. RESERVATION/CANCELLATION NOTES: -If your dates are booked, please ask about our other listings. -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind. -Ventnor City is an urban beach environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. ADDITIONAL INFORMATION: -Respectful behavior requested due to close proximity of homes. -This is NOT a party house. City-wide quiet hours from 10pm-8am. -We ask that you please respect the neighbors, the neighborhood and the home. -Please monitor noise levels, especially during the night. -You must be 21 and over to book. -We ask that you please read the house rules and listing in full when booking. -All guest will be asked to complete a rental Agreement via our guest portal link which will be sent after the reservation is confirmed. ACCESS & ENTRY: -Guests will have access to the entire home during their stay. -We ask that you please respect the home and the neighbors. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding! KEYLESS ENTRY: -There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip. PARKING: -Guests may use the two driveways in front of the home, for 2 vehicles. ADDITIONAL PARKING: -You can on street park on the street where available. -Please be courteous to the neighbors when parking, do not block driveways or sidewalks. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. -We are not responsible for parking tickets due to negligence. MAIL: -If there is something of priority that you need shipped please reach out to us directly for options. -We are not responsible for any items shipped to the property.
