LIVING ROOM: -Spacious with 2 couches, a large SmartTV (there is no cable for the TVs only streaming apps) -This space is perfect for guests to relax and enjoy a comfortable setting. DINING AREA: -Large table to seat 8 for meals. BATHROOM: -There is a newly renovated full bathroom on the main level of the home with luxury features including a bidet & heated toilet seat. KITCHEN: -Large and open, with ample counter space, lots of cabinets and brand new luxury appliances. -Stocked with basic cookware, dish ware, glassware, utensils, and much more! -There is a separate beverage fridge, a Keurig coffee maker, and a table to seat 4. BAR AREA: -Off of the kitchen is another dining and entertainment space with a table to seat 6, a large TV, and a counter bar area with 3 stools. DECK: -Through the bar area, open the sliding doors, and you will be greeted with a large deck that sits directly on the water. -The deck has a propane grill, an outdoor table to seat 6, and 2 lounge chairs for sunning. -There is no access permitted to the lower portion of the deck -We do not provide propane for the grill. UPSTAIRS: -On the 2nd floor of the home, there are 3 roomy bedrooms and 1 full bathroom. Each bedroom has cozy and luxurious linens with ample closet space. The booking guest must check in and stay the entire duration. Only registered guests are allowed. Unapproved guests will incur a $200 fee per person. RESPECT FOR NEIGHBORS & NOISE No parties or events. Unauthorized gatherings will result in immediate removal without a refund. Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance). CHECK-OUT & CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items. SMOKING, FIRE SAFETY & PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. No hair dye. Only flush toilet paper—no wipes, paper towels, or other materials. SECURITY & RESPONSIBILITY Lock doors and windows when leaving. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beaches are free; no tags or passes required. Beach amenities not provided. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind. -Atlantic City is an urban environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. It is also a diverse cultural city, with a mix of people, backgrounds, and experiences that make it unique. While this is not uncommon for a city setting, we encourage guests to consider this when booking, especially if you’re seeking a quieter experience.
