This adorable ranch style home decorated with a mid century vibe is ready for your stay! LIVING ROOM: The living room is cute and cozy with a sectional sofa and TV for your viewing pleasure (No cable, just streaming apps). KITCHEN: The kitchen is roomy and well stocked with all appliances and amenities to enjoy your meals. SLEEPING ARRANGEMENTS: There are 3 bedrooms in total. Each have linens supplied and have clothing storage and/or closets. - BEDROOM 1 - 1 Queen Sized bed & Smart TV - BEDROOM 2 - 1 Full Sized bed & Smart TV - BEDROOM 3 - 1 Single Sized Bed & 1 Queen Air Mattress BATHROOM: The home has 1 full updated bathroom. There is also a laundry area with a washer and dryer. BACKYARD: There is a spacious well maintained backyard to enjoy the outdoors or a game of croquet. The backyard has a beautiful garden with fresh herbs, raspberries, grapes and an apple tree that guests may enjoy. There are also some crab traps if any guest would like to test their luck at catching some blue claws! GARAGE: The garage is also available for usage if needed and has an additional fridge/freezer. There is a driveway for off street parking for 1 vehicle, as well as street parking. BEACH TAGS: -Brigantine Beach requires Beach Tags, 4 will be provided for your use. -Please be sure to return all Beach Tags prior to your departure. -Failure to return will result in a $40 replacement fee per. -Some beach amenities such as boogie boards and beach chairs are provided. AMENITIES: Just bring your swim suit and sunscreen! The home is also equipped with Wifi, a drip coffee maker with a bean grinder, an iron and ironing board, hair dryer, games, vinyl record player, beach items and much more! LOCATION: -This home is in a great location! -Walkable and bike-able to many local attractions! -Best beach in Brigantine with real bathrooms and showers is Roosevelt. -Brigantine is also close to Atlantic City! -Just over the Brigantine Bridge, you can enjoy the Boardwalk, Beach, Casinos, Restaurants, Entertainment and Sight-Seeing. PETS: -This home is dog friendly and we do not mind hosting your fur family member. *Dogs must be reported, approved, must be included in your reservation quantity, and the pet fee must be paid*(any unreported pets may result in additional fees) -If you decide to include your dog on your trip we do ask that you remain respectful to the home and property. -There is a $50.00 pet fee. -We allow 1 dog, 40 pounds or under. -Any dogs over that size or quantity must be approved in advance and there will be an additional fee. ADDITIONAL PET INFORMATION: -A medium-sized dog cage will be provided, and a larger dog cage is available upon request. -Please ensure that your dog is housebroken and that all pet waste will be cleaned up and disposed of properly. -As the owner, we ask that you always keep your pet under control at all times and report any pet related damages. *Only dogs are allowed, we do not accept cats. House Rules

Thank you for your interest in our property! We would be delighted to host you! We have had the pleasure of having so many amazing guests and we have greatly enjoyed hosting them! However, some uncooperative guests have caused us to adjust our house rules. We take pride in our properties, and we want to ensure all our guests have the best stay possible. We appreciate your cooperation as a guest and ask that you please adhere to our house rules. Thank you! – Cozy Cohost LLC MUST BE OVER 25 TO BOOK. - The person booking and checking in must be 25 or older and must be present the entire duration of the stay. We ask that you please respect our neighbors and respect this home. Please be respectful and courteous to the neighbors, their homes, and their privacy. NO PARTIES! THIS IS NOT A PARTY HOUSE. Parties will not be tolerated. No loud music after 10PM. Please monitor noise levels during the night. Keep noise and volume down between the quiet hours of 10PM-8AM. Brigantine has a 10pm noise ordinance. By agreeing to these rules, you are agreeing to follow the city ordinance especially while outside of the property. No more than the number of people booked in the reservation are allowed on the premises at any time, unless approved by the host. Additional unreported guests will result in a fee of $200 per person. We require you to have each guest accounted for through the platform that will be in the property prior to check in. All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. This must be done before check-in and paid for at that time. Any visitors must be accounted for and approved. Please note, if you change a reservation date or quantity of persons there may be additional fees or a difference in rates/price. We ask that you please be respectful of the check-out time, as we must give our cleaners ample time to prepare the home for all our guests. Unauthorized late check-outs can result in additional fees. In the event you arrive at the property and there are any damages, please report immediately so there is no confusion on you being responsible for it. Please note, our properties are very busy with guests consistently. There may be signs of basic wear and tear. Being it is a home, guests may damage the belongings, appliances, or other items within the property. But we always do our best to rectify any issues or make the owners of the homes aware. We cannot fix something if we do not know about it. There is no smoking or drugs permitted in this property. Please smoke outside if needed and dispose of your cigarettes afterward. There is no smoking inside the house. If it is detected there will be a $250.00 fee. There will be a $40 replacement fee for any Beach Tags that are lost or not returned. Please take the garbage out to prevent critters or pests. Please no glitter, confetti, or taping things to the walls. No Candles, wax or open flames. Do not flush anything other than toilet paper down the toilet. Please always make sure the doors and windows are locked, especially upon leaving. Our properties have basic cookware and kitchenware. We do not supply spices or oils although some may be left from other guests. Be Clean: We are so thrilled to have guests in this Property! We please ask that you be respectful and keep it tidy. Additional cleaning fees may apply for damaged, soiled, and stained items. We provide basic essential amenities in the property for your stay. Once the quantity of items provided runs out, please note that you will have to purchase your own goods as needed. We provide 1 bath towel per guest. If you would like to request extras, please contact us in advance from you check in date. All items in the property belong to the owner and will be inventoried upon check out, including sheets, towels, and other linens. Please be respectful of bed sheets, towels, and additional linens. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Any items found missing or damaged will be charged to the guest. We provide these items for the comfortability of your stay, but if you take them with you or they are unusable after they are cleaned, please note you will be charged the following rates: Bath Towel- $10.00 each Sheets- $25.00 each Comforter/Quilts- $50.00 each Pillow- $10.00 each Pillow Cover- $5.00 each Throw Blanket- $20.00 each We are not responsible for any loss of items or valuables during your stay or items left behind. Please thoroughly check the property to ensure you have all your personal belongings before checking out. If you contact us immediately following your departure and the item is found, we will work with you to return it. There will be a $25.00 handling fee plus the cost of shipping if necessary. If the item is not claimed within 5 days of your stay, it will be donated at management's discretion. Any violation of our House Rules is subject to non-entry/removal from property/no refund or additional fees for any damages. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue. CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay. HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues. AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments. RESERVATION/CANCELLATION NOTES: -If your dates are booked, please ask about our other listings. -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. KEYLESS ENTRY: -Your host will provide you with the door code approximately one hour prior to check in the day of your trip. Wonderful stay at the Cozy Cottage! Charming house in a great location! Easy walk to the beach and loved the beautiful backyard! Peaceful and relaxing! Excellent Hosts that were extremely helpful and friendly! We would definitely recommend and stay again! Terrific family vacation home and our small Pup loved the yard as well as being super close to the Dog Friendly Beach! Lots of attention to detail and little extras that were so welcoming such as cookies waiting for us, a handwritten welcome card, fresh growing veggies in the garden and a great library and record collection! Exceeded our expectations!

This Brigantine home was beautiful and my children were so sad to leave! Every room was spotless upon arrival and there was a gorgeous bouquet of flowers on the kitchen island. Our 2 active boys and 2 dogs settled in right away happily. Our 4 year old was thrilled to find age appropriate books mixed into the bookshelf: Bernstein Bears, Franklin, and others. The house maintained a comfortable temperature despite the heat wave happening outside. The backyard was charming with a vegetable and flower garden. The backyard was large enough for our two small dogs to run around and enjoy. Our hosts graciously let us check in an hour early after we reached out to them. They were proactive and reliable with communication. I highly recommend staying at this home when you stay in Brigantine! Look no further!

We had so much fun on our MDW getaway! The communication was excellent from beginning, throughout and when we checked out. Clear instructions and local recommendations were sent to us. The house was so mid century and quaint. The backyard was quiet and so convenient for our two pups. They had thoughtful pet touches at the house too which was so convenient. We would love to come back soon!
